What’s Really Driving Home Prices Around Green Bay Right Now?
A local look at Green Bay, Pulaski, Howard, Hobart, and the surrounding Northeast Wisconsin market
If you have lived in Northeast Wisconsin for more than five minutes, you already know this: our real estate market does not behave the same in every community.
A ranch home on the west side of Green Bay is not the same conversation as a newer home in Hobart. A country property outside Pulaski is different from a home near schools in Howard or a river-area property in De Pere. Bellevue, Suamico, Ashwaubenon, Allouez, and Appleton all have their own little market personalities too.
That is why “the market is hot” or “the market is slowing down” is too simple. Around here, the truth usually lives somewhere in the middle.
The Green Bay area is still moving, but buyers are paying closer attention
Across Wisconsin, existing home sales were up in March 2026 compared to March 2025, and the statewide median price rose to $330,000. Inventory was still sitting around 3.3 months, which points to a continued seller’s market. In Northeast Wisconsin specifically, sales were up 2.2% year over year, while the median price increased 3.8% to $310,000.
That sounds like good news for sellers, and it is. But here is the part that matters locally: buyers are not throwing caution into the Fox River.
They are watching condition.
They are watching interest rates.
They are watching taxes.
They are comparing neighborhoods.
And they are asking, “What will this home cost me every month?”
That monthly payment question has become one of the biggest drivers in our local market.
Green Bay is still one of the more approachable options
Green Bay continues to be attractive because buyers can often find more approachable pricing compared to some surrounding communities. In March 2026, Green Bay’s median sale price was reported at about $260,000, up 4% from the prior year, with homes selling in about 51 days on average.
That does not mean every Green Bay home is easy to buy or easy to sell. A well-kept home in a popular price range can still get strong attention, especially if it is clean, priced correctly, and easy to show.
But the homes that need updates, have odd layouts, or are priced like they are already remodeled? Those usually need a better strategy.
Howard and Suamico each have their own story
This is where local knowledge matters.
Howard and Suamico often attract buyers who want a suburban feel, access to schools, and a little breathing room while still being close to Green Bay. Hobart has become a higher-price conversation in many cases, especially when buyers are looking for newer homes, larger lots, or a more tucked-away feel. De Pere continues to draw attention from buyers who like its community identity, schools, river access, and easy connection to both Green Bay and the Fox Valley.
Zillow’s March 2026 Brown County data showed typical home values around $348,016 countywide, with nearby community differences: Green Bay at about $278,024, Bellevue at about $393,957, De Pere at about $401,113, Howard at about $391,193, and Hobart at about $481,199.
That spread tells a story.
A buyer looking in Green Bay may be shopping with a very different budget than a buyer looking in Hobart or Suamico. A seller in Bellevue cannot always price based on what happened in De Pere. A Pulaski-area property with acreage cannot be evaluated the same way as a subdivision home closer to town.
The map matters. The school district matters. The lot matters. The updates matter. The commute matters. Around here, even “ten minutes down the road” can change the buyer pool.
Pulaski has its own kind of pull
Pulaski is one of those communities that deserves its own conversation.
Buyers looking in and around Pulaski are often drawn to the small-town feel, the school district, the community pride, and the chance for more space. It is not just about bedrooms and bathrooms. It is about lifestyle.
Some buyers want the Friday night lights, the local events, the familiar faces, and the feeling that they are not swallowed up by a larger city. Others want a little land, a shop, a country road, or room for kids, dogs, gardens, toys, and projects.
Current listing data for Pulaski shows a median listing home price around $385,000, with homes spending an average of 83 days on market.
That tells sellers something important: Pulaski buyers may be willing to pay for the right fit, but they still need to see value.
What is driving prices right now?
There are a few big ingredients in the pot.
First, inventory is still not overflowing. When there are not enough homes available in the price ranges buyers want most, the homes that show well can still get strong attention.
Second, move-in-ready homes continue to stand out. Many buyers are already dealing with higher monthly payments, so the idea of buying a home and immediately needing flooring, windows, roof work, mechanical updates, paint, and kitchen improvements can feel heavy.
Third, location is doing a lot of work. A home near schools, parks, restaurants, highway access, or tucked into a desirable pocket can create stronger buyer interest.
Fourth, presentation matters more than some sellers realize. Clean, bright, uncluttered, and well-prepared homes photograph better, show better, and feel better. Buyers make emotional decisions quickly, even when they are trying to be logical.
And finally, pricing is still king. Not wishful pricing. Not “let’s just try it” pricing. Strategic pricing.
What this means if you are thinking about selling
If you are thinking about selling in Green Bay, Pulaski, Howard, Hobart, Bellevue, Suamico, De Pere, or anywhere in between, this is not the market to guess your price from a website estimate and hope for the best.
A strong plan should look at:
- Your specific neighborhood or town
- Your home’s style and condition
- Recent comparable sales
- Current competition
- Buyer demand in your price range
- Updates buyers will notice
- Any repairs or objections that may come up
- How your home will photograph online
The goal is not just to “list” your home. The goal is to position it correctly so the right buyers notice it.
What this means if you are buying
If you are buying, do not panic and do not wander into the market with only a search app and a dream.
A smart buyer needs to understand the difference between list price and real value. Taxes, condition, location, updates, insurance, commute, and future resale all matter.
A $310,000 home that needs work may not be cheaper than a $350,000 home that is clean, updated, and easier to maintain. That is especially true once you add in repairs, time, stress, and the cost of improvements.
The local bottom line
The Green Bay area market is still active, but it is not one-size-fits-all.
Green Bay, Pulaski, Howard, Hobart, Bellevue, Suamico, De Pere, and Appleton each have their own rhythm. Some homes are still moving quickly. Some need price adjustments. Some buyers are ready but cautious. Some sellers are in a great position, but only if they prepare and price wisely.
That is where local guidance matters.
If you are wondering what your home may be worth, what buyers are looking for in your area, or whether now is the right time to make a move, I would be happy to walk you through it in a simple, no-pressure way.
